About Gulf & Grove
Built on Ownership. Guided by Experience.
Gulf & Grove was founded by Ben and Julie Dugoni around a simple idea: vacation rental owners should be able to step away from the day-to-day without feeling disconnected from their property or their investment.
Our Story
Owners first, managers second
As rental property owners ourselves, we understand what ownership involves. It is preparing the home, coordinating turnovers, responding when something goes wrong, monitoring performance, and making thoughtful decisions over time.
We live in St. Petersburg, Florida and are personally involved in the properties we manage. We visit each home at the beginning of the relationship and stay connected through recurring property reviews tailored to the home and the owner’s preferences.

We understand what it means to hand someone else the keys to your property. That owner’s perspective shapes how we care for every home we manage.

Intentionally personal
We are intentionally building Gulf & Grove to remain personal. We want to know the owners we work with, understand what matters to them, and know the properties we manage.
That means being accessible, paying attention to the details, and treating each home as an individual investment.
- A direct relationship with Ben and Julie
- Homes known individually, not as units
- Attention to the details that matter to you

Let’s talk about your property
No pressure. Just a practical conversation about your property, your goals, and what effective management could look like.
