Question 1

What does Gulf & Grove's management service include?

Accepted Answer

Our approach can include pricing and revenue management, listing creation and marketing, guest communication, turnover coordination, property care, recurring property reviews, and performance discussions. The scope is tailored to the property and homeowner's needs.

Question 2

Who will manage my property?

Accepted Answer

Owners work directly with Ben and Julie.

Question 3

How much do you charge for management?

Accepted Answer

Fees are based on a percentage of booking revenue and tailored to the property and support required. Fees, inclusions, and additional expenses are outlined before moving forward.

Question 4

Do I need to have an existing vacation rental?

Accepted Answer

No. We can work with established rentals and properties preparing to launch.

Question 5

Can you take over a property already listed on Airbnb or Vrbo?

Accepted Answer

We can evaluate the rental and develop a transition plan for listings, future reservations, calendars, guest communication, and property operations. The approach depends on current accounts, reservations, and platform requirements.

Question 6

Will I still be able to use my property?

Accepted Answer

Owner use depends on your plans, existing reservations, and the booking calendar. Personal-use dates and calendar blocks are agreed upon before management begins.

Question 7

How will I know how my property is performing?

Accepted Answer

You will have direct conversations with Ben and Julie about booking activity, revenue, expenses, and operating trends. The format and frequency are agreed upon based on your needs.

Question 8

Where do you manage properties?

Accepted Answer

Our service area is intentionally focused on Florida's Gulf Coast, where we can remain close to the properties we manage. By staying within driving distance, we're able to visit regularly, know each home personally, and maintain the hands-on approach that defines Gulf & Grove.

Question 9

Do you manage mid-term rentals?

Accepted Answer

Our primary focus is vacation rentals. We may consider mid-term opportunities when the property, market, and operating strategy are a good fit.

Question 10

How do I book a property?

Accepted Answer

All Gulf & Grove properties can be booked directly through our website, as well as through Airbnb and Vrbo in certain cases. Booking directly typically provides the best value by avoiding third-party platform fees.

Question 11

What is the cancellation policy?

Accepted Answer

Our standard approach allows for refunds when a reservation is canceled at least 60 days before check-in. Cancellation terms may vary by property, so the specific policy will always be clearly shown before you book.

Question 12

How do I check in?

Accepted Answer

Most properties offer self check-in using a smart lock or keypad, so there's no need to coordinate an in-person arrival. We'll send your check-in instructions and unique access code approximately 48 hours before your stay.

Question 13

Is there a security deposit?

Accepted Answer

Direct bookings generally require a refundable security deposit, with the amount determined by the property. The applicable deposit will be clearly disclosed before you complete your reservation.

Question 14

What time are check-in and check-out?

Accepted Answer

Standard check-in is 4:00 PM and check-out is 10:00 AM. Early check-in or late check-out may be available depending on the property's booking and cleaning schedule. Just reach out and we'll let you know what we can accommodate.

Question 15

Why should I book directly with Gulf & Grove?

Accepted Answer

Booking directly gives you the same property and guest experience without third-party platform fees. Direct guests may also have access to more flexible cancellation options, returning-guest discounts, and special offers not available through Airbnb or Vrbo.
